Our streamlined, flat fee listing option
includes the following:
One Pre-list Consult
Agent will tour your home, take room measurements, and
prepare a comparative market analysis.
Sign, Lockbox, and Appointment Center
If after your initial consult you and the agent feel the
streamlined listing is a good fit for you, ILH will collect a $250 deposit.
This deposit covers professional photography, sign and installation, a lockbox,
and access to the ShowingTime App. You will own the rights to the photos, so if
you decide to terminate your listing you will have the rights to the photos to
use on future listings. The ShowingTime App is a 24/7 appointment center for buyers’
agents to schedule showings. This means you will never miss a showing request or
have a delayed request due to availability. You will be able to request a
different time, know which agent is showing your home, and have automated feedback
requests sent.
Photography
You will be given a list of photographers you can choose
from, and then schedule an appointment to have your home photographed. Having good
photos is key to getting buyers into see your home. If you have a photographer you would like to use, or
if you would like to take your own photos, we must review and approve the photos at
our discretion. You will be credited $100 at the time of closing.
MLS Listing
Your home will have a full service MLS listing. This means
your home will be syndicated to all the top real estate websites including
Realtor.com, Zillow.com, Trulia.com, Homes.com, etc. This is very important to
get maximum exposure for your home, which will result in getting the most for
your house.
Why is this better than trying to sell on your own? Because most
buyers already have signed contracts with agents, so more than likely a buyer
coming to your home will have an agent even if it’s “For Sale By Owner.” A
buyer with an agent is a good thing. This should indicate the buyers are pre-approved and ready to buy. When listed in the MLS the seller is required to cooperate
with buyer agents and offer them a buyer agency commission.
Open House
Our streamlined listings come with one open house within the
first four weeks of your home being listed, we suggest doing it as quickly as
possible. You may host an open house at any time, or pay an additional $50 for an agent-hosted open house.
Contract to Closing Assistance:
Once we receive an offer, we will assist you with understanding the contract, negotiating,
explaining loan types, scheduling inspections, appraisals, coordinating
closing, etc.
Additional Information:
We use an e-signing program called ZipForms so you can sign
paperwork at your convenience.
Streamlined Listing Operating Hours are as follows:
M, Thur: 9am-9pm
T, W, F: 9am-4pm
Sat, Sun: Closed
If we receive an offer for your property during non-business
hours it will be forwarded to you. Contract and negotiation assistance will not
be available during non-business hours. You will have the option to negotiate with the
buyers agent directly if you choose. Open Houses will be scheduled on Sundays
from either 11am-1pm or 2pm-4pm. We also offer twilight open houses during the
summer months on Thursdays from 6-8pm.
What if the streamlined Listing Option isn't for me?
We offer a variety of services to tailor to your needs. Some
sellers still want 100% hands on help and availability; multiple open houses,
staging advice, offer assistance any time of the day – and we can help with
that too! These listings do not qualify for the streamlined flat fee listing service. Contact us for more information.

sign up for a streamlined listing, you can upgrade at any time if you decide
you want additional availability and services.
